COFE Properties industrial strategy focuses on acquiring and actively managing small bay, multi-tenanted properties located in infill locations with high barriers to entry and proximity to population centers and demand generators. As urbanization increases, tenant demand for these sites will continue to grow as they are ideal locations for last mile deliveries, as well as users serving residential districts. Demand for this product type continues to rise, while supply is diminishing as the infill locations we target are being re-zoned for higher and better use and new industrial construction has been limited to traditional big box industrial.

Additionally, COFE implements strategic leasing plan which involves speculatively building out office suites based on market demand for tenants seeking immediate, turnkey office solutions.
